Project Overview
This project in Sutton Coldfield, Birmingham involved remedial damp proofing and structural improvement works to a recently constructed side extension.
The extension had been built using single-skin brickwork, with the damp proof course positioned too low. This resulted in rising damp issues and poor thermal performance, making the space uncomfortable and unsuitable for long-term use.
Our brief was to provide a solution that would both resolve the damp problem and improve the overall construction of the wall.
The Issue
Due to the single-skin construction and incorrectly positioned damp proof course, moisture was able to rise through the wall, leading to damp conditions internally.
In addition to the damp issue, the wall lacked insulation and thermal performance, making the space cold and inefficient. The existing construction required upgrading to create a more robust and usable internal environment.
Our Approach
To address the rising damp, a thixotropic damp proof course (DPC) was installed via injection, forming a new chemical barrier within the masonry.
A membrane system was then applied internally to prevent moisture penetration from the single-skin brickwork, ensuring the internal environment would remain protected.
To improve the structure and thermal efficiency of the wall, we constructed a timber stud framework internally. This created a new independent lining system, allowing for insulation to be incorporated and forming a more substantial wall construction.
Reinstatement & Finishing
Insulation was installed between the timber studs to significantly improve thermal performance.
The wall was then plasterboarded and finished with a plaster skim, creating a smooth, high-quality internal surface ready for decoration.
All works were carried out to ensure both durability and a clean, professional finish.
The Result

The extension at this Sutton Coldfield, Birmingham property has been transformed into a dry, warm and structurally improved space.
By addressing both the damp issue and the limitations of the original construction, we delivered a solution that not only prevents moisture ingress but also enhances comfort and usability.
