Project Overview
This project in Hanley, Stoke-on-Trent involved resolving water ingress into a domestic garage caused by external ground level changes following neighbouring building works.
The client reported water entering the garage during periods of heavy rainfall, making the space unsuitable for storage. Our objective was to implement a practical and effective drainage solution to manage the issue and maintain a dry internal environment.
The Issue
Following the construction of a neighbouring extension, external ground levels adjacent to the garage had effectively been raised relative to the garage floor and damp proof course.
As a result, during heavy rainfall, water was able to track towards and into the garage at low level. While the volume of water was not excessive, it was sufficient to create damp conditions and limit the usability of the space.
A solution was required to intercept and manage water at low level before it could affect the internal area.
Our Approach
To address the issue, we excavated along the internal floor-to-wall junction to allow for the installation of a perimeter drainage channel system.
This channel is designed to collect water at low level, intercepting any ingress before it can spread across the garage floor.
The system was installed to direct collected water via gravity flow to an appropriate external drainage point, ensuring safe and effective discharge away from the property.
This approach allows any minor water ingress during heavy rainfall to be controlled and managed, rather than allowing it to accumulate within the space.
Reinstatement & Finishing
Following installation of the drainage channel, all disturbed areas were made good to restore a clean and tidy finish.
The system is discreetly integrated at floor level, maintaining the usability and appearance of the garage.
All works were completed efficiently, with minimal disruption to the property.
