Project Overview
This project involved remedial waterproofing works to a converted basement annex within a property in Bicton, Shrewsbury.
The client had previously employed another contractor to waterproof the basement several years earlier. Although the area initially appeared successful, the waterproofing system began to fail over time, leading to recurring damp issues within the converted living space.
Our role was to investigate the failure, identify the underlying problems and implement a reliable long-term solution.
The Issue
The basement had originally been waterproofed using a Type C cavity drainage system with a sump pump arrangement.
However, determining exactly where and why a waterproofing system has failed can be extremely difficult once the area has been fully converted and finished. In many cases, diagnosing the issue involves carefully stripping back sections of the construction to inspect the hidden waterproofing elements.
Following investigation, it became apparent that several aspects of the original installation had not been carried out correctly, resulting in water management issues within the system.
Our Approach
To properly assess the extent of the problem, sections of the basement were carefully stripped back to expose the underlying waterproofing installation.
A new cavity drainage membrane system was installed to the affected areas, ensuring proper control and management of any moisture entering the structure.
We also installed a new perimeter drainage channel system, linking it into the existing sump and pump arrangement. Modifications were carried out to the original pumping setup to ensure the system functioned correctly and efficiently moving forward.
In addition, an epoxy resin coating system was applied to the solid floor areas, providing a durable damp- and vapour-resistant finish.
Reinstatement & Finishing
Once the waterproofing systems had been reinstated and tested, all areas were rebuilt and re-plastered to restore the annex living space.
The combination of the cavity drainage system and epoxy-treated floor now provides a fully protected internal environment suitable for ongoing residential use.
All works were completed neatly, with the area left clean and professionally finished.
The Result
The basement annex in Bicton, Shrewsbury has now been successfully restored following the failure of the original waterproofing installation.
By identifying the weaknesses in the previous system and implementing the correct drainage and membrane solutions, we delivered a reliable and long-term waterproofing outcome.
The client now benefits from a dry, functional and fully protected basement living space, with confidence that the system has been installed correctly.
