External Ground Level Reduction & Damp Prevention – Yockleton, Shrewsbury

Project Overview
This project in Yockleton, Shrewsbury involved resolving issues caused by bridging of the damp proof course (DPC) due to high external ground levels around the property.
The client had been advised that external surfaces were sitting too high against the walls, allowing moisture to bypass the damp proof course and also restricting ventilation to sections of the suspended timber floor.
Our objective was to implement a practical and effective solution that would reduce the risk of future damp problems without the need for extensive and costly landscaping works.
The Issue
Inspection confirmed that external ground levels had been built up above the original damp proof course in multiple areas around the property.
This created conditions where moisture could bridge the DPC and transfer into the walls. In addition, several subfloor ventilation points had become obstructed, allowing moisture levels beneath the suspended timber floor to increase.
If left unresolved, these conditions could eventually lead to rising damp, elevated moisture within the subfloor void and potential timber decay issues.
Our Approach
Rather than carrying out large-scale replacement of all surrounding landscaping, we implemented a more targeted and cost-effective drainage solution.
The existing external surfaces around the perimeter of the property were carefully cut and excavated to a depth of approximately 300mm, creating a reduced ground level channel adjacent to the walls.
The below-ground masonry was then treated using a liquid-applied waterproof membrane system, helping to prevent the brickwork from absorbing moisture where it now sat below the external ground level.
Once treated, the excavated channel was backfilled using a free-draining aggregate material.
This permeable finish allows water to drain away efficiently, preventing moisture from sitting against the walls above damp proof course level and restoring proper separation between the ground level and the structure.
Finishing & Ventilation
Particular attention was given to maintaining and improving airflow to the suspended timber floor ventilation points, ensuring moisture beneath the property can dissipate correctly.
The finished system provides a discreet and practical solution while maintaining the appearance and usability of the surrounding external areas.
All works were completed neatly and with minimal disruption to the property.
The Result
The property in Yockleton, Shrewsbury now benefits from properly reduced external ground levels and improved moisture management around the perimeter of the building.
By eliminating the bridging of the damp proof course and improving subfloor ventilation conditions, we provided a long-term preventative solution without the need for extensive reconstruction works.
The result is a drier, healthier environment for the property, with significantly reduced risk of future damp-related issues.
