Project Overview
This project in Willenhall involved extensive dry rot treatment and full replacement of a suspended timber floor within a residential property.
The client contacted us after noticing the lounge floor becoming unstable and beginning to collapse. Upon inspection, we identified a significant outbreak of dry rot fungus, requiring immediate and comprehensive remedial action.
The Issue
The suspended timber floor had been severely affected by dry rot, resulting in structural failure of the floor system.
Dry rot is particularly aggressive and can spread rapidly through timber and masonry if left untreated. In this case, the fungus had developed extensively beneath the floor, compromising joists and floorboards and creating an unsafe environment.
Due to the nature of dry rot, it is essential that all affected materials and spores are completely removed, as even small remnants can lead to recurrence.
Our Approach
To fully address the issue, the entire suspended timber floor was carefully removed to expose the full extent of the contamination.
All affected timbers were taken out and safely disposed of, along with any visible fungal growth. The subfloor area was then thoroughly cleaned down to eliminate any remaining spores.
A comprehensive preservation treatment was applied to the subfloor and surrounding masonry to protect against future fungal activity.
Once the area was fully treated, new structural timbers were installed using pressure-treated joists, reinstating the strength and integrity of the floor structure.
Reinstatement & Ventilation
New floorboards and flooring sheets were installed to complete the reinstatement of the suspended timber floor.
As part of the works, additional ventilation was introduced to the subfloor void to improve airflow and reduce moisture levels — a key factor in preventing future fungal decay.
All works were carried out in line with best practice to ensure long-term protection and durability.
The Result
The property in Willenhall now benefits from a fully restored and structurally sound floor, with the dry rot issue completely eradicated.
By removing all affected materials, treating the subfloor environment, and improving ventilation, we delivered a comprehensive solution that minimises the risk of recurrence.
The client was left with a safe, stable and professionally reinstated floor, along with peace of mind that the problem has been thoroughly resolved.
