Extensive Dry Rot Treatment & Structural Remediation – Condover, Shropshire

Project Overview
This project involved extensive dry rot treatment within a recently purchased property in condover, Shropshire.
The client initially contacted us after noticing minor decay to skirting boards around the front entrance area. However, further investigation revealed a far more serious and widespread dry rot fungal attack, which had spread beyond the visible signs and into surrounding areas of the property.
Our role was to identify the full extent of the outbreak, eradicate the fungus completely, address the associated damp issues and reinstate the affected areas.
The Issue
What initially appeared to be a small isolated area of timber decay was found to be an active dry rot infestation spreading beneath finishes and through concealed voids.
After removing sections of skirting board and laminate flooring, fungal growth was discovered travelling:
* Behind wall plaster
* Along skirting areas
* Beneath flooring finishes
* Through concealed junctions between the laminate flooring and solid floor
As investigations continued, the source of the issue was traced to a nearby bathroom area, where penetrating damp behind tiled surfaces had introduced prolonged moisture into the structure.
Over time, this created ideal conditions for dry rot to develop and spread extensively through the affected areas.
Our Approach
Due to the aggressive nature of dry rot, immediate and comprehensive action was required to fully contain and eradicate the outbreak.
All affected materials were removed well beyond the visibly contaminated areas, including:
* Wall plaster
* Studwork
* Skirting boards
* Timber elements
* Other contaminated finishes
This ensured the fungus and associated mycelium growth were fully exposed and eliminated.
All affected areas were then thoroughly cleaned down and treated with a specialist fungicidal preservation treatment designed to eradicate fungal activity and protect surrounding materials.
Once the outbreak had been fully dealt with, attention turned to resolving the underlying moisture issue. A membrane system was installed to isolate residual dampness and protect the reinstated finishes moving forward.
Reinstatement & Finishing
Following treatment and moisture control works, the affected areas were reinstated and re-plastered to restore the property internally.
Care was taken to ensure all repaired sections blended back into the surrounding finishes, leaving the property clean, safe and ready for final decoration.
All areas were left neat and tidy on completion.
The Result
The property in Condover, Shropshire has now been fully treated for dry rot, with the fungal outbreak successfully eradicated and the underlying moisture issue addressed.
By carrying out extensive investigation, full strip-out works and specialist treatment, we ensured the problem was contained correctly and prevented from spreading further.
The client was left with a structurally safe, dry and professionally restored property, along with confidence that the issue had been dealt with thoroughly and correctly.
