Structural Timber Floor Replacement – Congleton, Stoke on Trent

Project Overview
This project involved the full replacement of a suspended timber floor within a traditional farmhouse property in Congleton, Stoke on Trent.
The existing floor structure spanned over a basement area and consisted of large, original timbers that had deteriorated significantly over time. Due to prolonged exposure to moisture within the surrounding masonry, the floor had become unstable and unsafe.
Our brief was to replace the structure entirely while maintaining the traditional appearance of the property.
The Issue
The original structural timbers were built into the masonry walls and had been exposed to moisture over many years. This had led to decay within the joist ends, compromising the structural integrity of the floor.
Given the size of the room and the length of the spans involved, the deterioration had reached a point where the floor was no longer safe, requiring full replacement.
Due to the age and style of the property, it was also important to retain the character and traditional aesthetic of the original flooring.
Our Approach
The existing suspended timber floor was carefully removed in its entirety to allow for full access to the subfloor and supporting structure.
All affected materials were taken out, and the area was treated with a preservation treatment to protect against future timber decay.
Due to the large spans involved, oversized structural timbers were specially sourced to meet the required load-bearing capacity. These pressure-treated timbers were then installed to form a new, robust floor structure.
Ventilation to the subfloor area was also improved to reduce moisture build-up and support the long-term durability of the new installation.
Reinstatement & Finishing
Once the new structural framework was in place, the floor was relaid using traditional-style timber floor planks, carefully selected to match the size and appearance of the original boards.
This approach allowed the client to retain the period character of the property, while benefiting from a completely new and structurally sound floor.
The finished floor is ready for final sanding and varnishing to achieve the desired traditional finish.
The Result
The farmhouse in Congleton, Stoke on Trent now benefits from a fully restored and structurally secure suspended timber floor.
By combining modern treated structural timbers with traditional-style flooring, we delivered a solution that preserves the heritage and character of the property while ensuring long-term safety and performance.
